1. Review the lease and the ledger– we want to make sure that property owners have appropriate protections in place and that the tenant’s rental obligations are paid up to date
2. Make sure the tenant is happy– we want to ensure the current tenants are satisfied, therefore we meet the tenant, walk through the property and ensure there are no outstanding issues
3. Ensure you are compliant– we review the smoke alarm compliance, window and cords, as well as general maintenance to ensure property owners are covered from a safety perspective, as well as compliant with insurance requirements
4. Check water efficiency and usage– we review the water efficiency certificate and water usage invoices to ensure the appropriate allocation of costs between the property owner and tenant.
